I recently moved out of Village at Main apartments. Management claims their was dog urine stains in one bedroom and replaced all of the carpet in the apartment. They also said a few blinds were damaged. I asked for date stamped pictures and .y check in sheet. They do not have either and still took my deposit and want more money. I mean, all the reviews speak for themselves. I honestly think this company needs to be investigated federally and I’ll tell you why. I have lived in a property managed by APM called the canopy and the property manager is taking money from tenants. I am working on getting the property, her , and this company investigated. They try to stronghold people into signing new leases with higher amounts even though they’ve renewed already. Not only that, the apartment manager is taking money under the table from people to get them into an apartment with no credit checks and are moving extremely dangerous people in. There have been break ins, and even a m*rder in the parking lot more than once within the past few years unfortunately.. The units are filled with black mold and roaches and the manager does illegal substances with the residents. The cost for rent in these are so outlandish given the conditions of the property. It’s too much going on and affinity property management doesn’t even care to address any issue regarding this property and it looks like any other one of their owned properties. All I can do is hope something is done soon because it’s simply not right.Review from Sheril D

I moved into an apartment and less than 30 days later Affinity took over. They failed to account for $1350 prepaid rent which should have been a credit upon takeover. I brought it up to them, providing proof to them as well, many many times. I believe that they ignored me until the year was up that I had to sue them over it, then just acted like it was the previous managements fault. They switch managers frequently so issues like this cannot be dealt with-- there's always someone "new" trying to catch up--- found a lot of times they aren't really even new with the company, they just switch around management teams to keep people from suing them. All of the apartments in our complex (Sunnybrook at the time, in *********, currently *********) had mold and/or severe moisture issues which were never seriously addressed. These companies know how to do little repairs months apart from each other that don't actually fix the issues but look like they are doing something until the year is up that you can address the issues in court. When I backed them into a corner about lack of repairs and money owed, they simply started ignoring my emails. When other tenants took legal actions, they handed management over to another company! They are hands down the WORST real estate company I have dealt with in 11 years of being a renter! They also regularly served myself and other tenants with 10 day notices of non payment, even though rent was paid! They took more than 1 of my neighbors to eviction court even though rent was paid!!! (I wish I was making this stuff up).Review from Delaney P

In one word, I would describe these individuals as incompetent, and if I could leave 0 stars, I would. I recently moved into an apartment that is managed by Affinity and have been disappointed to see that every single negative review I have read, rings to be extremely true. Not only have I had to wait months for maintenance requests, I have no ability to feel safe in a place Im supposed to call home. The apartment itself is fantastic, but the fact that I cannot even reach a property manager and have had to call the police on MULTIPLE occasions, should speak volumes to anyone evaluating this place of work, specifically in ******. There is a lot of gray areas, especially when you are surrounded by special population individuals like you are in my area, but why Affinity, am I being punished for doing everything that I am supposed to do to live by your standards? I work, I dont do drugs, I pay my bills on time, and I clean up after myself. All I asked for was peace, safety, and the ability to pay my rent online, and apparently that was too much. The management of Affinity and their properties is utterly incompetent. My apartment flooded from the floor up due to environmental factors, and I was relocated to a unit that had prior rodent damage throughout and was extremely dirty with dead flies covering every single smoke detector. The maintenance staff expressed dismay at our placement there, noting plenty of other available units. Management also refused to process a claim for movers who damaged a 75" TV. After several months in the new unit, a water leak developed in the master bedroom. The property manager, ******, threatened to charge us, alleging we caused the leak. The head maintenance person, ***, refused to stay on-site, citing other commitments, despite severe water damage to the bedroom carpet and affected wall. No dehumidifier was provided, and the wall remained unrepaired, with moldy carpet. Upon move-out, we were unjustly billed for "pet dander on carpet" in the master bedroom. I meticulously documented the apartment's condition and promptly contested the charge, citing damage from the unaddressed leak. Despite exceeding the deposit return timeframe, attempts to contact Affinity have been futile, with Twin Creeks claiming no responsibility and advising that it is in Affinity's hands. I'm confused by these reviews... Maybe I'm just one of the lucky ones? I love my apartment complex in ***********! The building is well maintained and I never have to wait more than 3 days to get my work orders done! No mold... no issues. The office staff is super friendly and are always hospitable and helpful. They always follow through with their word (integrity). Maybe it's just my property (Timberview). I would recommend this place to everyone, and I do.Affinity Property Management, LLC Response

Have an issue with a property manager who supposedly is abusing her power because of an intimate relationship with a tenant. I have called endless times as well tried to leave msgs but all the managers mailboxes are full. No call back...nothing. I moved in to ************ apartments and ended breaking my lease early before I had initially moved in. The property manager ************************* was extremely unprofessional and the lack of communication was not good to say the least. I paid my dues to break my lease. The property manager ************************* failure to promptly credit my payments timely the month of May and that caused my rent to be considered late when I had handed her a money order and deposit on 5/3/24. I called Affinity property management to file a complaint against this property manager and was given the run around. I am very disappointed with the whole situation and money I had to lose during this time. And I hope for future this manager is held accountable for her bad business practices. They are CRIMINAL. It costs me 3600$ to break my lease after they continued to refuse to fix the black mold issue, the fact that we have no fan in the master bath forcing us to open a window to air it out, our monthly heat bill was 250$ a month even if we froze and used the fireplace, they refused to fix the gap in the front door. They had a part of the siding coming off that they caulked and left for the next 2 years and told us won't be fixed until next year then we moved out, I SCRUBBED that place clean and even shampooed the carpets to be nice and they are saying the carpets were ruined by pee and had to be replaced and THEY WERE NOT. They are only saying this because we had a bad rapport because they refused to fix anything. Now they say I owe another 200$ in utilities and 1100$ to replace carpets when we had fucking carpet protectors on the carpets in the high traffic areas the entire time we lived there and my dog DOES NOT pee inside. now I owe them another 1300$ when I already paid 2200$ monthly rent, 200$ in utilities for the month of March and DID NOT LIVE THERE From the 14th on. Our deposit is gone and they are trying to charge us for wear and tear because we have a pet even though our pet didn't do what they are accusing us of. It's so unfair how they can just say whatever they want happened and we have to pay to replace normal wear and tear on SHIT carpetsReview from Ryan H

We have sent in requests to have things fixed, they're barely fixed in break days later. We ask for a fan for our bathroom because it's growing black mold, they Tell us that they can't... They also told us to keep our window open when it's below freezing, to ventilate the bathroom...
