On January 7, 2025, the United States Department of Justice filed an Amended Complaint In The United States District Court for The Middle District of North Carolina. Charges filed allege Greystar Real Estate Partners, LLC is in violation of the following laws:
- Violation of Section 1 of the Sherman Act by Unlawfully Sharing Information for Use in Competitors’ Pricing
- Violation of Section 1 of the Sherman Act Through Agreements to Align Pricing
- Violation of Washington Law - antitrust violations of the Washington Consumer Protection Act under Wash. Rev. Code § 19.86.030, which declares unlawful every contract, combination, or conspiracy in restraint of trade or commerce
The Amended Complaint further claims that the Defendants colluded to set rents using shared sensitive information and RealPage's pricing algorithms, including:
- Directly communicating with competitors’ senior managers about rents, occupancy, and other competitively sensitive topics
- Regularly conducting “call arounds.”
- Participating in “user groups” hosted by RealPage.
- Sharing information with competitors about parameters in RealPage’s software.

On January 16, 2025, the Federal Trade Commission and State of Colorado filed a Complaint for Permanent Injunction, Monetary Judgment, Civil Penalty Judgment, and Other Relief with the United States District Court for the District of Colorado with Case Number 1:25-cv-00165 against Greystar Real Estate Partners, LLC, GREP General Partner, LLC, Greystar Management Services, LLC, Greystar RS National, LLC, Greystar California, Inc. and GREP Southwest, LLC.
The complaint alleges that Greystar and a number of its subsidiaries violated the FTC Act, the Gramm-Leach-Bliley Act, and the Colorado Consumer Protection Act:
- Greystar Deceptively Advertises Rental Prices and Hides Mandatory Fees
- The True Cost of Renting at a Greystar Managed Property Includes Hidden Fees
- Greystar’s Deceptive Rental Listings
- Greystar Continues to Mislead Prospective Tenants During the Application Process
- Greystar Knows or Should Know that It Is Misleading Prospective Tenants About the Most Important Factor in Choosing an Apartment
- Greystar Uses Its Misrepresentations to Entice Consumers to Hand Over Their Financial Information
- Greystar Operates and Holds Itself Out as a Fully Integrated Business
