Had to come back and update. While the place is clean, I feel it should be illegal for rent to fluctuate $50-$100 each month, and to get billed randomly by the complex with no explanation as to why mid month. Paying for amenities I can't use isn't cool either. I don't like being stolen from or taken advantage of. I'm an English teacher. It's not like I'm rolling in the dough and can afford a rent that fluctuates. I have already made plans to move this year.

Absolutely horrible company and so sad we are stuck in 1 year lease again. My sister, niece and I lived together in Corona CA for 4 years. At move-in the leasing agent gave us a “special” to pay $30 a month instead of a deposit in full at the time of move in. Form was called “LeaseLock”, Form says Zero-Deposit Waiver but none of the 11 or so statements are initialed that say non-refundable etc, and they were not discussed. We just electronically signed the bottom of the document assuming it was a prorated type of deposit. Truth we didn’t care if we got it back, but we sure did not expect to OWE ANYTHING when we moved out, especially when LeaseLock is an insurance company. Our mom got sick and I spent and am still at my mom’s caring for her. We decided to downsize and move upstairs to a smaller unit. We paid to overlap rent so we had time to move as life is chaotic. Upon move out on Christmas Day we received a bill for $3,700. They were charging a full month’s rent upstairs because they said we did not return keys until 12/2 (not knowing we moved upstairs and have proof we did not owe rent on the unit) —- but they are thieves. After taking precious time and ruining Xmas and adding more stress, they decided we owed $460 for wear and tear and cleaning. When I inquired about the $30 a month for 4 years, sent pictures of the agreement, told them the original leasing agent had died, the new leasing agents used the old form the last two years and had no idea what it even was (email to prove it), told them that a zero deposit waiver is illegal in California as of 7/2024, that LeaseLock is insurance, they said sorry Greystar wouldn’t have it if it wasn’t legal. Pay it. No negotiation. Nothing. I am so busy with a full time job working from home and 24/7 care of my mother I cannot spend my time fighting this, but I would if I could. I will notify housing authorities because Greystar is brutal. No flexibility. We are great tenants. I paid it so it doesn’t go to collections.

Am a resident at one of their properties. Specifically, Vero, Tempe. Ordered an expensive package delivery. Apparently the package was delivered Wednesday... I only found out because FedEx was kind enough to send me an email to let me know. Because the package was neither at my apartment or in my mailbox, I went to the leasing office the next day. They checked and found nothing. I went again today. Same story. FedEx shipping insists that the package was left with the leasing office. Right now I'm still hoping that they will "find" my package but this has been incredibly obnoxious for someone who already has social anxiety issues. I do not like my things being stolen nor do I like having to go through some kind of personal interview with the staff at my apartment complex just to get a package that I paid for.

I have lived in THEA DTLA for over a year now and here recently for the past few months the property team has gone down. Someone has access to our mail room and has been stealing packs and credit cards and God knows what else. I believe this to be an inside job and the fact that they have not added cameras is even worse. The property already had a death incident involving one of the valet workers for the building. The rent is extremely too high for all this theft happening and we have to 24/7 security which further lets me know this is an inside job

I wouldn't wish Greystar on my worst enemy. They've taken over 2 properties I've lived at, and the rent immediately sky rockets and only continues to rise. The move-out rate makes you wonder how they even stay in business. Their properties aren't managed at all. We used to have a dog park and a playground for children. Both are too dangerous to use since Greystar took over. My wife fell through the stairs leading up to our apartment. The pool is constantly closed.....and yet, we still pay an obnoxious price for all of these 'amenities'. They turn off the air conditioning to all units when it's still 80-90° outside....and that's not even half of it. Avoid at all costs.

My experience with The Dutton apartments in November 2023 was extremely disappointing due to inconsistent communication, mishandling of my application, and questionable qualification policies. I began the leasing process for a December move-in as an incoming PhD student. The issues started when I worked with Pamela, who initially told me I wasn't qualified for a $2,500/month unit but could qualify for a $2,200 one. After agreeing to switch units, I waited two days without receiving the lease. When I followed up, another agent, Maria, initially promised to send the lease within an hour but called back hours later to say I wasn't qualified at all, dismissing Pamela's previous approval as a new employee's mistake with no apology for the misinformation. The qualification policy appeared arbitrary and inconsistent. My PhD offer included a $43,320 stipend plus $50,000 in tuition scholarship. Maria stated they would only consider the stipend as income, yet confirmed they would approve someone with a $100,000 salary who chose to spend $50,000 on education. When questioned about this inconsistency, she repeatedly stated 'the company policy is trying to treat everyone fairly' without explaining the logic. The issues continued when my application was canceled without notice after I discussed potential solutions like adding a cosigner. Furthermore, when I inquired about other units, I was given incorrect information about available apartments and pricing that didn't match their website listings. Management demonstrated: Poor internal communication between staff Inconsistent application of rental qualification policies Lack of accountability for misinformation Insufficient knowledge of their own inventory and pricing Unprofessional handling of application process I would strongly caution other potential renters, especially students, about working with this property.

I had a terrible experience renting from this company and would advise others to be cautious. When I needed repairs, there was no one available to assist me. My calls went unanswered, and the mailbox was full, making it impossible to reach anyone in the office. It's disappointing for a company to operate this way, as it shows a lack of respect for its tenants. Overall, I would not recommend them based on my experience.
