Stonebrook uses predatory and abusive tactics to force tenants to pay exorbitant fees and illegitimate damages after moving out. The trouble began when our employer relocated us to another state **** miles away. We provided notice in accordance with our lease and cleaned the unit prior to leaving. 2 weeks after moving we received a deposit statement informing us that Stonebrook was not only keeping our $550 deposit but also charging us an additional $1200 for damages and fees. With the exception of a few items that we agreed with and would cost less than $100 to replace (fridge drawer, door stops, light bulb) The damages were all standard wear and tear that a tenant is not responsible for. We were billed over $800 alone because management claimed we smoked in the unit. We did not smoke in the unit, and when I inquired as to what evidence exists of smoking in the unit I was told that the cleaning crew felt the apartment smelled like smoke and some of the paint had faded. No *****, no smoke damage, nothing. Just a subjective opinion that the unit smelled like smoke and over $800 in fees because of it. Management admitted they didnt personally view any damage, they simply took the word of a 3rd party cleaning crew who **** them and then pass on those fees to former tenants. Management was unwilling to even discuss an amicable resolution so I was forced to contact an attorney. Because these matters are resolved at the local level and I had already moved my family across the country it was not financially advantageous to seek legal remedy. It would have cost more to fight and travel back to UT than to pay their exorbitant and predatory fees, so I paid Stonebrook nearly $1200 AFTER moving out in addition to losing my $550 deposit. Stonebrook knew they could take advantage of a family that moved several states away and could not return to defend themselves. I hope to warn other consumers of these predatory and abusive business practices.
