    I purchased a move-in ready home at ***************** in October 2023. Since then, I have encountered several significant construction issues, including:Poor driveway concrete construction with plenty of cracks Visible cracks on garage and screen porch concrete floors Cracks on the foyer wall Master bathroom shower door misalignment Uneven stair wall with visible bump It was agreed that any construction issues would be addressed after closing and moving in. I patiently awaited the necessary repairs, understanding the complexities of the construction process during one year after closing.However, I was forced to incur the expense of an additional Structural Engineer opinion to address the driveway cracks. Despite the contractually agreed-upon process of submitting a list of warranty claims, I have been waiting for the driveway concrete floor to be properly repaired since January 2024. The proposed epoxy repair did not adequately address all the marks, glue splatter and cracks, left by the construction process.Furthermore, I requested the replacement of the dented driveway and screen porch doors, as these are unacceptable in a newly constructed home. The construction company has dismissed these requests, claiming the door dents were not included in the initial closing list. Although I have submitted these as warranty claims, I am still awaiting a resolution for the driveway floor and would like a refund for the Structural Engineer fees incurred due to the company's initial resistance to addressing the driveway cracks.I am deeply disappointed with the quality of construction provided by HHHunt. I would love to share good reviews, but unfortunately there are pending poor construction issues unresolved.I hope that this complaint, added to others, will finally prompt HHHunt to address the remaining issues in my new home so I can finally enjoy my property.

    Thank you for contacting HHHunt Homes regarding your home in Enclave.  Construction and leadership representatives with HHHunt Homes have been in contact numerous times in response to these concerns and they are not covered under the homeowner warranty.  HHHunt Homes has had the 3rd party quality inspection done and the 3rd party inspection report showed no damage in the pictures and no damage to the doors or the wall.  While there has been some cracking in the concrete, it is still within tolerance of the warranty.  Given these inspections, reviews and results, there is nothing HHHunt Homes will do at this point unless the cracks continue to grow and exceed the tolerances defined in the signed 10-year structural warranty.

    My new house should not include the issues that I have. Dented doors should not be part of a new construction and were claimed. I have seen other garages in the neighborhood and dont have all the cracks and marks that mine have. I would like HHHunt to fix garage floor and exchange doors under the warranty claim.

    Please let me know if version 2 with highlighted areas helps. 

    1. garage floor cracks were covered with epoxy, and are visible. Like the solution didn't work. I can see all the imperfections that were supposed to be covered.

    2. Garage entry door has a warp

    3. Screen door has a warp and starting to rust

     

    I had to deal with major complaints after closing. These are the pending ones. Garage floors was not resolved and I am requesting new doors.

    October 31, 2022 we closed on an HHHunt home. Several items were uncompleted but promised to be addressed within a few weeks.On December 28th we submitted the 60 day warranty. Our contractor told us this would be addressed beginning January. Unfortunately, only a few items were repaired, and one worker further damaged the walls. Texts and Emails to our contractor remain unanswered. We seek resolution on our warranty items/punch list. Thank you for your help in this matter. Unresolved items submitted December 28:1. Primary Bath-status marked completed on Jan 1 but Bathroom door has not been fixed.2.Irrigation-outdoor faucet handle is split down the middle 3.Drywall-garage-status-nothing started. Large opening for critters to get in and out of garage door. It is too large a to be plugged in with foam. 4.Broken kitchen cabinets. 5.Primary Bath-tile grout in master bathroom. Worker damaged drywall and did not complete job. 6.Painting interior and exterior house 8.Exterior finishes-caulk around water meter faucet on south side/caulk around faucets 9.Deck-black lining against wall under deck needs to be nailed down 10.Crawl Space-Fire place-secure propane line, hanging down per home inspection/smell of gas when fire is lit 11.Crawl Space-remove 5 rolls of Tyvek in the crawlspace 12.Oven vent is missing backdraft flap 13.Front Porch-rust spots on front deck railing needs to be painted 14.Hvac compressor dented coils

    I lived at ******************** Apartments for 2 years. I would not recommend living here or any other HHHunt Properties. I had to terminate my lease early because my mom needed care. I emailed the office and received an email stating that the cost for the final months would be received within ***** hours. I received the move out email 26 days later. When I received the email, the total cost to include 2 months rent (60 day notice) and 2 months early termination fee was $5,862. I questioned paying close to $6,000 because I had to break my lease after living at Abberly for 2 years and being an excellent tenant. The attitude was that it was my problem and there was absolutely no understanding. I called around to different ********** upscale apartments. These developments did have a 60 day notice but also said it was negotiable and they try to work with the tenant and early termination buy out was one month's rent. My original lease, the early termination was one month's rent. HHHunt's vision, mission, and brand promises, focus on respect, trust, and customer satisfaction. This was not the case because one- my rent was raised almost 10% from $1,715 to $1,875 when the typical rent in the ********** , taking market value into account, was raised 5%, two- communication and follow through did not happen with my early termination request, and three- accountability- the reasonable thing in this situation would have been to acknowledge that the return email did not come ***** hours after notice was received and early termination fee increased to two months when renewing. A 60 day notice and a 2 month termination fee is the same as a 4 month early termination fee. When I contacted the community manager, ********************* and the regional manager, *****************************, the conversation was not sincere but just patronizing lip service. Then I contacted, the Senior Vice ********** ***************************** and *****************, CEO and I never received any communication back.

    WE CLOSED ON NEW CONSTRUCTION HOME ON 10/24/23. DURING THE FINAL WALK THROUGH THAT MORNING, SEVERAL ISSUES CAME UP AND WE WERE PROMISED BY THE CONSTRUCTION MANAGER THAT IT WAS OK TO STILL CLOSE AND THE FOLLOWING WEEK THE ISSUES WOULD BE RESOLVED. MULTIPLE AREAS OF PAINT ON BOTH INSIDE AND OUT WERE NOT COMPLETED. FRONT DOOR MISSING MULTIPLE AREAS OF PAINT. PIECE OF WOOD ON OUTSIDE DECK IS CROOKED. RAILING ON FRONT PORCH WAS ALREADY RUSTED AND WE WERE PROMISED IT WOULD BE FIXED AND SURROUNDING CONCRETE WOULD BE CLEANED. MULTIPLE EMAILS AND TEXTS WENT BACK AND FORTH TO THE CONSTRUCTION MANAGER AND WE WERE EITHER TOLD IT WOULD BE TAKEN CARE OF OR JUST IGNORED. TO DATE, WHITE TRIM ON OUTSIDE WAS FINISHED BUT NOTHING ELSE HAS BEEN. FILLED OUT THE SURVEY FROM THE COMPANY REQUESTING A CALL REGARDING THIS AND THE ***** REP SENT A SARCASTIC EMAIL BASED ON ONE OF THE COMMENTS LISTED PERTAINING TO HER AND THE ***** PROCESS. I THEN SENT HER A LENGTHY EMAIL STATING WE WERE SO DISAPPOINTED TO BE LIED TO AND THAT OBVIOUSLY ONCE THE COMPANY HAS YOUR MONEY, THEY DON'T CARE AB0UT CUSTOMER SERVICE. I NEVER RECEIVED A RESPONSE. WE HAVE TALKED WITH MULTIPLE OTHER HOMEOWNERS IN THE NEIGHBORHOOD WHO HAVE EXPERIENCED SIMILAR PROMISES THAT WERE NEVER FOLLOWED THROUGH. ALL WE WANT IS FOR THE HOME TO BE COMPLETED AS PROMISED DURING THE FINAL WALK THROUGH BUT NOBODY SEEMS TO CARE FROM THE COMPANY. ONCE THEY GET THE MONEY YOU ARE ON YOUR OWN.

    I got email notification that the complaint was closed because I did not respond but I wasnt aware I was supposed to Someone from the company reached out 2 weeks ago stating the issues with the home would be resolved but as of now, nobody has come out and nothing has not been done. We were told someone would contact us to set up times for these things to be fixed but we are still waiting.

    I tried to send an email directly to the ********************************************** but it would not go through. I want to let you know that someone from HHHunt DID in fact reach out to me although they said it was in response to a post-closing survey the company sent out...

    Several workers came to the house last week and completed about 90% of the problems that were still not fixed as promised at closing.

    Wanted to let you know that they DID in fact respond even though complaining to BBB never came up in conversation.

    I have bought a house from HHUNT that was supposed to be delivered in July of 2022, it got delayed and was delivered in August of 2022. The house had so many issues that the project manager at that time told me he would get my pre-closing inspection signed after closing because they had too much to do, in good faith I accepted. There were never ending issues with the house, some of them were:- The basement was all wet during construction because someone left the door open, so they had to have fans all over - Countertop were being used to put their tools, so of course all scratched when i got the keys - Mirrors in bathrooms all had defects - Walls were completely uneven, like several inches - Irrigation system installed behind in places where it would hit a little tree or bushes - Scratches on the floor - Tiles had to be replaced - Gutters did not drain properly - Sales guy promised there would be no trees in my lot and they left trees here - Sales guy sold me needed $10K basement outside stairs that is the most bizarre architectural thing - Cracks on the driveway - Cracks all over the house - Floor issues, they had holes in the wood sheets - I had people coming over probably 50 times or more to get things fixed and usually they would leave a mess behind for us to clean it up - I had 3 project managers - Fireplace sounded like a plane taking off - The trash can place was put in a location where I had to walk over the neighbor's lot to take the trash out and back in - Roof had to be repaired - Windows were cracked I can keep going on forever, many things got fully or partially fixed but HHHUNT should compensate me financially for all the hassle they have put me through, some issues are normal in a new construction but not so many and I tried to work through their customer service but did not get much far. So my ask is for them to review everything that happened with my case and come back with a proposed financial compensation for all this mess.

    Below is the history of the requested work items by ******************* 

    Warranty originally got involved with construction on a list of items that were not complete prior to closing.  Along the way the construction manager went out on sick leave and never returned.  At this point there was a lot of he said she said, so in order to ensure we understood the scope of ********************** concerns, we had ***********************, **************** Representative, and *******************, Area Construction Manager, meet personally with ***************** to review all outstanding items that he thought needed completing.  After the meeting we created a work order for all items, even those that were not covered under warranty, so that we had a complete list of concerns.  (11- month work order #***) We then created a word document to detail some line items on the work order. (See attached) ****** then scheduled and completed all work that HHHunt committed to covering. All warrantable items were completed, including some courtesy items, in November of 2023.  ****** sent ****************** an email on December 5th advising that all work had been completed.  (See below)

    As HHUNT described in its answer, a lot of things pre-closing were done only after 11 months, if they were pre-closing, they should have been completed right after closing within 60 days and they were not (stated in their pdf document attached from the pre-settlement checklist), there is not a lot of he said and she said because everything is documented in emails including pictures and excel files with all the items (that I had to put together which are included in the document attached as "list of things to do"), I insisted on including this list because there were so many issues from the beginning, although HHUNT representatives did not want me to.
    I need financial compensation because HHUNT did not deliver the house ready with only minor things to be fixed, there were issues everywhere, countertops, mirrors, cabinets, doors,walls, holes under the carpet, holes in the exterior walls, roof issues, HVAC issues, they left the basement door open during construction and there was mold, driveway has cracks and I could keep writing here forever.  Also because of the hassle, the issues that were never addressed and for all the time I had to waste to be here for them to fix things.]

    Upon the purchase of a new home from HHHunt, ************, ********. We noticed and reported to the company that our backyard was holding water for unusual periods of time. When we reported it to the warranty manager, he sent a contractor out to patch ** the yard and put in french drains. The drains released some of the water until the next heavy rain. At the 1 year close out warranty, the warranty manager annotated on our account that we can call in and have this situation addressed and fixed if it was to arise again. It happened again where there was a heavy rain, and due to the improper grading, the backyard was basically a swamp. The warranty manager came back out and had another french drain put in in a totally different location. He came back out without our knowledge and filed the paperwork in the warranty office with the homeowner's signature block not signed. Once again, when the yard flooded again, we called the warranty office and was told to email the problem. Upon emailing the issue to the warranty office, the warranty manager stated that there was nothing the company can do because they had already placed a french drain and emailed us back the workorder paperwork. The workorder paperwork was from the second french drain, that does not address the problem and hadnt been signed be either of the homeowners. When brought to the attention of the warranty manager, she doesnt respond or answer emails or phonecalls and refuse to have our problem resolved. This is a new construction home with a backyard that is a swamp due to improper grading.

    HHhunt tried to discreetly send someone to take pictures of my yard with no prior notification. The tech came out and took pictures. Stated she was instructed to take pictures of my yard, nothing more, nothing less. We have heard nothing further from the builder. Since then, due to the insufficient and less than quality of the grading of my yard (which we have been bringing up to the builder since we first moved into the house) we have developed leaking and water damage in my basement.

    I am requesting a refund for Administrative fees for my application with ********************** Homes in *******, **. This is regarding a violation of the applicant payment terms in relation to the administration fee refund policy, as outlined in the application process. Upon my application to ********************** Homes in *******, ** on July 12, 2023, I carefully reviewed the terms and conditions provided by the office. Specifically, I noted the section pertaining to Application Fees and the associated non-refundable nature of these fees. As stipulated, the Application Fee of $80 per applicant is non-refundable, even in the event of a denial. Furthermore, I acknowledge that if Approved, the Administrative Fee of $100 is also non-refundable, with that being stated, I was was informed by the staff at the property management office my application was denied due to insufficient income. Although, they advised me they accepted Employment Offer letters before applying.I have been provided false information by the staff during my entire application process. I attempted to contact the property staff for over a week with my calls being ignored. On Monday, August 28, 2023 I called from a new phone number and my call was finally answered in which I was advised the administrative fee is non-refundable when my application was supposedly denied. However, I was previously advised by the staff I would receive my administrative fee refund in the mail from the corporate office within ****************************************************** accordance with the outlined terms and conditions. I feel this is an unjust application of the policy and I am deeply concerned that I have not received the proper guidance and support in this matter.     I purchased my home Dec 2021. I had a year to give them all the issues I found in the house, which I did. During the year the started building new house next to me. During that time they damaged my sprinkle system. They have refused so far to fix and all estimates I got was ice $700 to fix it. I did list the issue with it in my list during the time I turned over the list. They are refusing to fix it and fix other issues in my list. This is the worst construction place I have seen. When I purchased the house they assured me everything will be fixed within a year. And I have a year to turn over any issues I find in the house. When the damage was done to the sprinklers system I called the manager of the property and showed her where they cyst the system. To this date they refused to fix most of my list.

    The Company is not being fair in its business practices when it comes to tenants in the Apt communities. HHHunt uses a third party to monitor our water usage ! YES utilities is the third party that provides such service to the tenants of its Apt Communities. Here is where one has to question the legality of the use of this service and its charges. We have well water . We are charged for the water that leaves the ground and enters our apt. Well water, once the initial cost is recovered cost nothing, that being said ; we are charged for the water . We are also charged for the sewage . Now the problem is here: the sewage water that we are charged for monthly to be cleaned and reclaimed is a benefit to the city not to us . So we are paying to have the city clean the water, that should be available to us but we in return do not get any of that cleaned water placed into our homes . So why are we and why have we been paying millions of dollars in water fees to the cities when they dont give us water through a water pumping station? I will not pay for water to be cleaned and sent to the city and not be a benefactor of the water .

    I purchased a new construction home from ************* and closed on 9/23/2022. At the time of the pre-closing walk through there were several issues that came up that I was told would be repaired. I closed on the home with the hopes that the construction issues would be fixed. I called ************* in ******* to ask for updates on the promised items. I also contacted the onsite construction manager several times. Lastly, I have sent emails to the organization with no response. I am outlining the items that have not been addressed in my home with hopes that your organization will be able to assist me. My list is below:-caulking separating from granite and tile in the kitchen -cracked trash cabinet that does not close, with another cabinet that does not close -caulking and paint needed around the replaced fireplace -paint and caulking are needed in several other areas of the home, especially where the wall meets the ceiling (base molding in the office, base molding in general around the entire house)-casing that does not meet the tile floor in the master bathroom with a terrible caulk job -shower wall in the master bath that is very curved and not perpendicular -caulking and paint are needed around several vents (office and secondary bedrooms)-The entry strip needs to be replaced for the front door and the door from the garage into the kitchen. This causes a draft.-There are holes in the garage ceiling. The chosen light fixtures do not cover the holes and this is below my daughter's bedroom. I am very concerned about fumes getting into her bedroom. It also creates a fire hazard.-Toe kick in the master and secondary bathroom was not caulked and painted correctly. The ************ closet is also not caulked correctly.-Stairs need staining on the edges and molding needs to be caulked
