Tried to scam us by billing additional fees after we moved out. We provided evidence of the false charges and they backed down, but want to warn others of this scheme.Review from Molly G

I think the management does not do a good job addressing tenants rights and or making the property up to standards for the rent they charge people. When I moved in the unit was in poor condition that I was not able to unpack or fully move in, I had to have my mattress on a tarpet as the carpet was in such bad condition it had to be fully replaced. The entire process was extremely unprofessional and I had to be extremely firm to even get them to replace the carpeting. The property director as well as the leasing agent in the office do not care about the tenants. Know your rights or they will be violated. I also want to note that the water quality and air quality in the building is below standards as well. The reviews online the management tries to defend saying its tenants not throwing trash correctly down shoots which causes the smell is incorrect. It's the poor design of the building by the Weidner company. The trash dumpster is directly below the **************** which the smells from that drift up into peoples balconies and windows. As well the area around *************** constantly smells like gasoline coming from the HealthPartners building. The ***** for the ******************************************************************** majority of the garage, and it's unavoidable as you on trash day they move those dumpsters to the opposite side of the garage to prep to be taken out - which I have to add is taking up the space they have to leave out the garage door. There is not good air quality within the halls or elevator waiting rooms, the smell from the trash, as well as the gasoline smell from outside seeps into the hallways.Review from Julian P

Would not recommend living here. The office staff is mean and spiteful to residents. They will also go around and give random fines to people over issues like fire extinguishers and little things. They refuse to fix pot holes in the roads, and will act incredibly unkind to you after you've initially moved in. Don't fall for their fake happiness when you're applying and going on tour, once they've got you they will turn on you. ******* ** ********* isn't your friend. They have to incentivize people with things like raffles and prizes to leave good reviews here online btw. 1 out of 5, stay far far away.Review from Sharlee B

If you're considering Lakewood on the Trail apartments because they look affordable, just add about $800 in surprise move-out chargesand be prepared to pay triple what youd expect on electricity. These apartments are old and outdated, and the ** cant keep up, so youll still be sweating in summer, even while paying a $400/month electric bill for a less than 800 ft one-bedroom. About the **** other tenants are talking about? Even complex employees noted in my move-out report that the mold was a safety concern. Yet when I submitted a work order to fix a leak causing the ************* documenting the severity, it went ignored for over a month. When they did come to fix the leak, they didn't even address the mold at all. When I asked the employee if I should be concerned they said no, but in the move out report, you can clearly the complex documents the mold as a safety concern.Why did I even see this move-out report? It's not because they provided it to me, I had to request it. Why? Because they slapped me with over $800 in questionable fees-- this is after taking my $300 deposit mind you. Not 24 hours after sending the bill, they were blowing up my phone, texting, emailing, and calling like debt collectors & threatening to send me to collections.And it gets worse: theyre claiming my dog caused carpet stains, even though my dog is a registered support animal who never uses the bathroom indoors. I found three other reviews where pet owners experienced the exact same charges and were forced to pay for 80% carpet replacement. Their proof is photos of the carpet after it was cut up to expose stains on the underside. When I asked how they could prove these stains werent already there before I moved in, they just kept pointing to the same photos of torn-up carpet & claiming they are from me.Ive been more than reasonable, by paying for the cleaning and minor repairs, but they refuse to back down on these other charges and wont stop harassing me for payment.Review from Kara B

I have a love hate relationship with this company. My previous apartment in the same complex was great. Lived there for 2 years with zero issues. When we upgraded to a larger apartment we have had nothing but issues. There is constant noise from the community area above (the unit should have had sound proofing in the celling if its under a community area). We have had HVAC issues almost since day one including a serious mold problem in our only bathroom that took over 2 and a half months to be resolved. We were offered 500 dollars in compensation for the nearly 3 month problem which is frankly a slap in the face. The **** itself needs to be force reset by flipping the breaker every few days as it stops working (heat and cooling). The area is wonderful, my neighbors are great, but Weidner needs to work on their customer service.Review from Julee B

Please read before to sign a lease with Brio at *********. When my husband and I first moved in, everything was great. A company from **********, brought the apartment, and it's been downhill since purchase. While visiting the fitness center, the smell of marijuana was in the air, I never visited again. I now get out of my car when I park in the parking garage, with my gun in hand for my safety. My car has been hit twice in the parking garage, had it fix the first time, not going to fix it this time until we move out of this horrible apartment complex. There are days when I work from home. One after noon, while working in the office, my ring camera went off with someone trying to open my front door with his key. Well, informed the first office, and I showed them the video, NO empathy from the management staff at all. I received an email informing me that the person trying to access my apartment was someone they knew that lived on another floor. Well, my thought was you might know him, but I do not. The entire staff at **** at ********* should go through customer service training, which they all need. Whenever you call the office for anything, no one ever picks up the phone, but when you walk in the office, everyone just sitting around doing nothing. I once told them, I had just called and no one picked up the phone, which made me really mad. For the huge monthly lease charges, communication, customer service, these things should be improved. If you sign a lease, trust me you will soon be disappointed with yourself. Do not Rent at Brio at *********.Review from Bryan B

ZERO STARS = We are being targeted in our apt complex and suspect the office themselves might be behind it - illegal aliens are vandalizing our vehicles and have been for years - they are tenants in J-building across from our building who block our view of the parking lot - they can see us arrive/leave but we can't see anything - so we know it's occupants of J-5, etc. who are "loitering" after 11:30 pm and then vandalizing because they know we can't see it. ******* used to maintain the gate and have after hours parking security, but NOW they say "it's not our responsibility" and BLUELINE SECURITY told us "We don't care if your property gets vandalized." if our car alarm goes off we can't hear it - management says we have to get our own surveillance camera for the car, but won't allow the hiring of a private parking lot attendant, but that's not allowed, either. ******* is shirking parking lot security off to the tenant. they declined to have mobile surveillance cameras, claiming "we can't afford surveillance" when they can purchase the equipment under their business!!!! This complex is a front for ******* COMMUNIST INVADERS. They are NOT AMERICANS and are sent by TRAITORS known as JEW INSLEE and JEW *****. ******* is an enabler of the communist invasion. Your vehicle is more safe in a grocery store parking lot. BEWARE OF CRIMINAL GOVT. JEWS IN CONTROL OF YOUR LIFE AND PROPERTY....Review from Rochelle W

They are extortionists. If you become a resident of this business. When you try to move out, even though you paid your rent faithfully every month , they will try to extort you with inflated move out charges. Steal your security deposit and then try to tank your credit when you refuse. I cleaned my apartment and did everything that was asked of me and they refused to return my security deposit and then trumped up $1100 worth of charges so they could steal my security deposit as well as my extra seven hundred dollars. They refused to negotiate with me and come down to a reasonable price and because of the ridiculous laws in the state of *******, I didnt have enough time to file a claim in court.
