The worst HOA management company they treat homeowners like criminals just waiting for a violation that they can charge you fines for.. and we are not talking about $50. we are talking $300, $400 dollars. If you buy a new home in the *** make sure J&M is not part of it!They were sued by Emerald ****** HOA for ripping them off so HOME BUYER BEWARE..

Thank you for this opportunity to share our perspective.  We typically receive this type of comment or complaint along with a low rating from a homeowner who chooses to remain in noncompliance of some aspect of the Associations governing documents.  In this case, we are unable to identify the complainant as a homeowner within an Association that we manage.

Every HOA management company is charged with compliance of the Associations governing documents, which are agreed upon by every buyer when a home is purchased.  As a HOA management company, we assist the ***** of ********* in all matters of business relating to the Association, including monthly compliance inspections.  Homeowners out of compliance with the governing documents are notified of any violation noted during inspection and are given an opportunity to appeal the violation or provide clarification.   The ***** of ********* has the final authority to forgive or reduce any fine upon appeal.

Here is the specific fine schedule currently in use:
First Violation Notice carries no fine and includes a timeline in which to correct the violation
Second Violation Notice carries no fine and includes a timeline in which to correct the violation
Third Violation Notice has a $50 fine and includes a timeline in which to correct the violation
Fourth thru Sixth Violation Notices double the fine with each notice up to $400 and includes a timeline in which to correct the violation
Continued Violations beyond the Sixth Notice an additional $100 for each additional month until the violation has been corrected and the fine paid in full.

To correct misinformation: J&M Management has not been sued by the ********************************************** we disagree with the home buyer beware message of the complainant.  To not purchase a home in a community managed by a specific management company is ill advised. The ***** of ********* is charged with either self-management or the hiring of a management company for the Association.  If dissatisfied with the service provided, the ***** of ********* has the authority to cancel the contract in accordance with the terms of the contract.
